A cul-de-sac on Río Jordán, tucked into the hillside of Lomas del Pedregal. Not on anyone's radar. Not in any developer's pipeline. Just a quiet cerrada with layered views of the Sierra Madre, the city, and the ocean — and the kind of stillness that tells you, before you've done a single calculation, that something is right here. We live in Puerto Vallarta full time. We know this city the way only permanent residents can — its rhythms, its seasons, its realities. We know what a rainy season power outage feels like at midnight. We know what fifteen days without water after a hurricane means. We know that a rooftop pool sounds wonderful in a brochure and sits empty eleven months of the year. So when we decided to build, we designed from lived experience — not from a developer's checklist. Five residences. We kept one for ourselves — the penthouse. Four remain.
What does it actually take to live comfortably? Solar power covers all common areas, the water pump, and the satellite internet provided to every unit — so when the grid goes down during rainy season, the gate opens, the water flows, and you stay connected. Two independent water sources — municipal and pluvial reserve — because we remember the hurricane. A parcel delivery slot at the main entrance, because life doesn't pause when you're not home. Cross-ventilation designed from the position of the sun, not from a render. Generous ceiling heights and open flow because we believe luxury is space and light — not expensive finishes applied to a cramped floor plan. A panelable refrigerator, because every detail was considered. Even the ones nobody photographs. Jeff found the land and brought to the architectural vision his years of experience designing ergonomic, functional spaces. Herman brought the market knowledge, the industry relationships, and the sales discipline. Eighteen months with our architectural studio in Barcelona — not because we were difficult, but because we knew exactly what we wanted and we built until it was right. When people hear the address, some will pause. Lomas del Pedregal isn't on the Instagram map of Puerto Vallarta. But when they visit — when they feel the morning air move through the living room, when they watch the light shift across the Sierra Madre at golden hour — they understand immediately. This is exactly the kind of place we were looking for.
